The main building is being converted into an exclusive hotel with reception, lobby/lounge, meeting rooms and access to the wellness area. There is an underground car park under the building and outdoor parking in front of the hotel.

The flats in the main building range in size from 1 to 4 rooms, with those facing south having a balcony.

The lodges/chalets with 2 - 4 rooms, a sauna as well as a fireplace will be built on the south-facing slope.

Other information

The total of around 60 holiday properties are sold by means of a "buy-to-let" concept, i.e., you as an investor buy a "serviced flat" for the purpose of renting it out and immediately lease it on a long-term basis. The accommodation unit is professionally marketed, i.e., rented out, as part of the hotel by a well-known and successful operating company. All bookings for the unit are made centrally via the hotel reception.

As an investor, you are entitled to a share of the pool proceeds corresponding to your co-ownership and flat ownership, which is calculated from a turnover rent from the operator, less reserves and the management fee and the administration fee.

Use for holiday purposes is possible in the form of discounted accommodation prices for a limited time per year according to seasonal subdivision, whereby booking must be made in good time in advance and accommodation in the "own" accommodation unit is attempted - no guarantee.

The purchase is commission-free for the buyers.

Location

Hinterstoder belongs to the Pyhrn-Priel region in Upper Austria and inspires with its diverse range of activities (sports, leisure, nature) throughout the year: winter activities include classic skiing, ski touring, cross-country skiing, or winter hiking and of particular interest to families - the Sunny Kids Park. In summer, the region scores with hiking trails, mountain lake bathing and mountain bike tours and much more.

Arrival by public transport is comfortable and environmentally friendly. The Hinterstoder train station is located 15 kilometres from the village centre in St. Pankranz/Hinterstoder. From there you can take the public bus or a taxi. You are also welcomed to use the in-house shuttle service.

By car, you can also drive to St. Pankranz/Hinterstoder and then take the toll road to the Hutterer Böden middle station. The journey from Vienna takes about 2 hours by car. Snow chains are compulsory in winter.
Parking is possible in the in-house underground garage (incl. e-charging station for electric cars) or in one of the outdoor parking spaces.
