The condominium Market in the City Centre
How many condominiums are currently available in the First District of Vienna? What is their average size, what is the current price, and who are the buyers? These and other questions will be answered in the latest edition of our Condominium Report, which we are pleased to provide for our customers – by the way as the only property consultant.
Number of Transactions by country of origin
The largest group of buyers over the last three years were Austrians, who accounted for 87 % of all transactions. They also spend 83 % of the total aggregate volume.
Transaction volume by country of origin
Those are followed by buyers from other EU states, like Germany, the Netherlands, or Hungary, which are the second largest group of buyers with a share of 7 % of total transactions and 10 % of aggregate value. The share of buyers from Russia showed a strong decrease in the last year and is now constant at around 1%.

Houses and Villas Report: 2021
It is a great pleasure for us to present our Houses and Villas Report, which we have extended once again for this edition. Our Research Department collected and evaluated all relevant facts, such as prices, offers, sales, and number of objects for the districts 13, 14, 16, 17, 18, 19, 21, 22, and 23 – and thus examined approximately 90 % of all villas, single- and two-family-houses in Vienna.
Volume and number of transactions in the 19th District
By March 23, 2021 we could observe a transaction volume of approximately EUR 105 million on the market of houses and villas in the 19th District for 2020. In contrast to the previous year this means a clear decline by approximately 37 % – as compared to the average of the last five years the decline is only approximately 26 %. Based on later records (still unregistered contracts of sale from 2020) we expect an increase to approximately EUR 120 million, so that the year of 2020 will nearly reach the level of 2015 or 2016.
Median purchase price* of house and villa transactions in the 19th District 2011-2020
After the strong years of 2018 and 2019, the price level for villas in the 19th District increased again by 5 % compared to the previous year. Now the median purchase price for houses and villas amounts to EUR 2.47 million. Compared to the average of the last five years this is an increase by 11 %. Since the start of our records the graph of prices in the 19th District stayed permanently on the level of approxi-mately EUR 2 million from 2011 to 2017. A clear jump in prices in 2017 was upheld until 2020 and even extended.
Zinshaus Market Report

Latest Edition: Spring 2021
Last year the Viennese Gründerzeit-Zinshaus buildings resisted all Corona-related restrictions and economic downturns and were “solid as a rock” on the domestic real estate market.
Despite comparatively low yields the demand for Zinshaus buildings continued to be high based on their substantial stability of value and safety. In total, 507 transactions were made in Vienna according to our research, which means a slight decline in transactions by 2 % as compared to the same time period in 2019. The transaction volume, which shows a more significant decrease yet surpassed the one billion mark in 2020 according to our research for the current Zinshaus Market Report.
Number of transactions by buyers
All sales contracts of 2020 that were available online as of February 2021 were divided by OTTO Immobilien into buyers and sellers and further into groups: private individuals, companies, and others.
Last year, nearly 64 % of all purchases and 57 % of all sales were made by companies (-17 percentage points in purchases, +14 percentage points in sales). Private individuals increased their representation with around 35% in purchases and nearly 53 % in sales (+17 percentage points in purchases, -7 percentage points in sales). The rest of transactions are contributed to the group of ‚others‘.
Transaction volume by buyers
2020 saw a slightly weaker transaction volume of buyers realised by companies at around 87 %, followed by the group of private individuals who accounted for 11 % of the acquisition values, which means a strong increase compared to the previous year (+4 percentage points). The group of ‚others‘ just accounted for 4 % of the transferred volume (+1 percentage points).
